The median price of a home in Ada county for the month of November 2013 sits at $205,700.  It was a minor drop from last months median, most likely caused by the seasonal slowdown of the market for the holidays.  Even with the small drop we are looking at an astounding 17%  increase in Median price for the year.  So what does this mean for you? Well if your a seller your probably no longer underwater so if you have been sitting tight 2014 might be your year.  If you are a buyer the good news is rates are still historically low and inventory has finally begun to catch up which means not as many multiple offer situations.

Year-to-date sales are 7,385; up 14% over 2012 YTD sales of 6,471.

Dollar volume for November was up 9.5% to $131 million and YTD we are just over $1.7 billion in sales.

Of the total sales in November, 10% were distressed; up 1% from last month. In November 2012, 24% of sales were distressed.
